The Things You Need to Know

Minimum Stay Requirements: Two night reservations are required on most weekends and during peak foliage season (1st week in October through 3rd weekend October). Three night minimums are required for major holiday weekends. If rooms are available we may make an exception to the minimum. During the week (Sunday through Thursday nights), some rooms may not be available for a one-night stay. If our availability calendar does not show availability for the night you are interested in, please call us.

Deposit: For a multiple night stay, a deposit of half of the total charges is due at the time of booking. For a one night stay, the full amount is due as a deposit. Payment can be made with Visa, MasterCard, American Express, Diners Club or Discover. We will send confirmation of your reservation upon receipt of your deposit.

Cancellations: Because of our size, cancellations affect us significantly. For any cancellation or change of dates, we must receive 14 days* notice prior to your confirmed arrival for a refund of your deposit, less a $25 fee per room.  If any cancellation is made within 14 days*, regardless of the reason, your deposit will be non-refundable.  You are always welcome to send a friend or family member in your place.  

If any change of dates (including shortening a reservation) is requested within 14 days*, regardless of the reason, a one-time change is permitted, subject to availability and minimum stay restrictions.  There is a $75 fee for this change and your deposit becomes non-refundable.  After check-in, a shortened stay will remain charged in full per the original reservation. 

*A 60 Day cancellation period applies to all reservations for Christmas Prelude weekends. For group reservations of four rooms or more, please refer to the group contract for the applicable cancellation policy

Travel Insurance: We realize that cancellations are often beyond your personal control. For this reason we recommend purchasing travel insurance for peace of mind. Rates: Rates as shown or quoted over the phone are based on per night double occupancy and are subject to the 7% Maine Lodging Tax. In Season rates apply from June 1st to October 31st, holidays and Christmas Prelude. Quiet Season rates apply from November 1st to May 31st. Availability and rates for specific dates can be viewed by clicking on the “Book Online” link.

Additional Person: All rooms have a Queen or King sized bed and are comfortable for up to two persons. A third person may be accommodated in some rooms for an addition of $50 per night to the room rate. Advance reservations required.

Check-in / Check-out Times: Check-in is between 3:00 and 7:00pm, but early and late check ins can usually be accommodated with advanced notice. Checkout time is 11:00am. Departing guests are welcome to linger in our common rooms and on our grounds.

Smoking: The Inn, the outdoor lounge and grounds are 100% smoke-free. A $150.00 cleaning surcharge will be imposed to any room where guests have smoked with disregard for our policy.

Guest Responsibility: While accidents do happen, guests will be financially responsible for damage due to gross negligence.

Pets: We are happy to recommend a nearby kennel for boarding.
